There also is some beach front property Hutchcroft says she has in New Smyrna Beach worth a million dollars. I've read claims of numerous frauds she is attempting with it, but can not verify those. I can say that I checked tax records and the property has been radically devalued by the taxing authorities. According to her, she also stated that she is severely behind on taxes and she might lose the property. I don't know the accuracy of that either.

What I do know is that she never wants title companies involved in real estate transactions and instead wants "quit claim deeds" and "owner financing." There are HUGE risks with "quit claim deeds" because they assure you nothing at all. A quit claim deed just says you get what you get - all debts, obligations, liabilities and even any other quit claim deeds, sales etc that are out there!.

It is notable that for the beach property she seems to desperately want to trade it for property rather than sell it:. it looks like she wants to get good and clear property without any title company, bank or other safeguard or check on her beach front.. She can then roll over (sell) that person's good house, property etc and you got whatever (or not) with the beach front property".

Anyone even considering real estate transactions with her should only use title companies, recorded deeds with local government, and conventional financing if financed, plus have it checked out and inspected in every way - including surveys, environmentally, and in terms of liens and requirements such as zoning, special Florida "impact fees" and study and permit requirements,.

Search the Internet and all County Clerk records COMPLETELY as well BEFORE signing anything;.

Remember, just because it is a title company that drew up a contract that doesn't mean it's fair or the money goes where you think it goes". If her title company, they draw it up however she tells them to?. HAVE A REAL ESTATE LAWYER review ANY transactions for real estate with Hutchcroft - if you are willing to take the risks at all. 35b438a

Seach " birgit hutchcroft + on this forum and on the Google to learn about who you would be dealing with.  

Also check her name at the Citrus County Clerk's public records (official records and court records.) 

Check THE APPRAISAL value of the New Smyrna Beach lot with that local county records - it's not even close to $750,000 or $500,000 or ....  

But there is more to be warned of.
